The property you select will need to be located in a USDA eligible area to be able to obtain a USDA home loan. Property must be in an eligible rural area or community. Generally, these are communities of fewer than 10,000 persons except that certain communities between 10,000 and 25,000 population are considered rural based on their distance from urban areas.
Rural areas are not just homes in the middle of nowhere. You may be surprised to find out how many areas are USDA eligible. Below you can find USDA Property Eligibility to verify if a property you are considering is eligible for USDA Financing.
Please keep in mind, even if the property is in a USDA eligible area, it can still be located in a 100 year flood plain. Please ensure to check with your realtor and/or seller to verify if property is located in a 100 year flood plain before submitting an offer.
